A Handy HVAC Checklist for New Home Buyers

If you’re in the market for a new home, one thing you should hold out for is a house with a good HVAC system. In today’s post, chimney repair and HVAC company Hader shares a quick list of the things you should look for in a new home’s HVAC system.

Condition

You’ll want an HVAC system that’s still within its expected service life. A standard HVAC system is expected to last 10 to 20 years, so finding one with only a few years on it means you won’t have to worry about replacing it soon. Also, ask the current owner whether the HVAC system has a transferable warranty, which allows the remaining coverage to be transferred to the next owner.

HVAC Type

A whole-home HVAC system often consists of heating and cooling systems installed separately. A traditional furnace may utilize oil, fuel or electricity to generate heat, while a heat pump could be “bundled” with the air conditioner, as both utilize a similar process for producing warm and cool air. These whole-home systems require a network of air ducts to distribute warm and cool air in the house. If you’re looking at small homes, you’re more likely to find ductless mini-split systems, which are designed to provide cooling and heating to one or two rooms.

Knowing the type of HVAC system that’s installed in your future home is important, because you have to be aware of its maintenance requirements. An HVAC system that utilizes air ducts will require duct sealing at some point. With a traditional furnace, you’ll have to make sure that it’s shut down properly when switching from heating to cooling.

Energy Efficiency

Make it a point to check the HVAC system’s energy efficiency ratings. The more efficient it is, the more savings you’ll see on your utility bills. Heating and cooling systems are rated differently depending on the type; modern ones typically have an ENERGY STAR® rating. It also helps if the house has sufficient insulation and energy-efficient windows and doors, as they can help prevent leaks that could increase your home’s cooling and heating requirements.
